The Average Cost of Common New Construction Defects

Some warranty defects are inexpensive nuisances. Others can cost tens of thousands of dollars if left unaddressed. Here is what the data shows about typical repair costs.

Why Cost Context Matters

When a homeowner discovers a defect, it can be hard to judge how seriously to treat it. Understanding typical cost ranges helps homeowners prioritize which issues need urgent attention.

Cosmetic Defects

Drywall nail pops, minor paint touch-ups, small grout cracks, and door alignment issues are generally inexpensive to repair — often under a few hundred dollars in materials and labor. These are usually straightforward Year 1 warranty repairs builders complete quickly.

Water Intrusion Issues

A minor roof flashing repair might cost a few hundred dollars. However, if water intrusion has been ongoing undetected, repair costs can climb quickly once drywall, insulation, or framing needs replacement due to rot or mold. Early detection is what keeps these costs low.

HVAC Defects

Duct sealing and minor refrigerant charge corrections are relatively inexpensive. A full system replacement due to improper sizing, however, is a much larger expense — one that should clearly fall under builder responsibility if it stems from an installation defect rather than normal wear.

Foundation and Structural Defects

Structural repairs are the most expensive category by a significant margin. Foundation underpinning, major crack repair, or load-bearing framing corrections can run into the tens of thousands of dollars. This is why the structural warranty period is the longest of the three tiers.

What This Means for Homeowners

Because the cost of ignoring a defect tends to grow over time, the financial case for early documentation and prompt reporting is strong. A defect reported and resolved within warranty costs the homeowner nothing. The same defect discovered after warranty expiration can be a five-figure expense.
